The Selling Process

Step 1 - The Market Appraisal:

Start by getting your property valued. At Morgan Associates, we’re honest and realistic during the valuation process. We’ll discuss the timescales at which you wish to sell.

Step 2 - Preparing and marketing your home:

It’s always a good idea to declutter the place and spruce it up before we take pictures and prepare the floorplan that is going to make it sell. At Morgan Associates all the marketing will be done for you. We’ll also need to arrange an Energy Performance Certificate if there is not one in place.

At this stage we agree on a marketing and pricing strategy and give advice on how best to present your property for viewings.



Step 3 – Launch

We upload your property onto our website, property portals, social media platforms and display your property in our prominent window displays. We also place a property ‘For Sale’ board outside your home. We contact applicants on our database and distribute property brochures to interested parties. All of this is undertaken in order to help us quickly match a buyer for your home.

Step 4- Offers and agreeing the sales:

Before long, accompanied viewings with pre-qualified applicants and offers will start coming in on your property. We’ll find out what position each buyer is in and help you negotiate the best price before accepting an offer and agreeing the sale.

Step 5 - Conveyancing:

Our recommended solicitors can leap into action. They’ll ensure all enquiries are answered promptly.

Step 6 - Progressing the sale:

We’ll focus on the progression of your sale to make the entire process less stressful for you. We’ll follow up with your solicitor and the buyer’s solicitor, and any other agents in the chain on your behalf.

Step 7 - Exchanging contracts and completion day:

Once you’re happy with the contracts you’ll sign and exchange them. The money will change hands and the deeds will be transferred into the buyer’s name.
